Why use a broker if I can go to the bank myself?

You can, and on a straightforward case it often works. The difference is that a branch can only offer you its own products, whereas I compare those of more than twenty partner lenders and know in advance what criteria each one applies. You save yourself the round of the branches and reach the decision with offers already filtered for your profile.

How much does the advice cost?

The first feasibility assessment is free and commits you to nothing. The broker fee is due only if you obtain the loan and sign at the notary: if you do not complete, you owe me nothing. The amount is confirmed to you in writing before we start, together with every cost charged by the bank.

Can I borrow 100% of the price?

In many cases yes, through the state first-home guarantee fund managed by Consap. It applies to a main residence that is not classed as luxury (cadastral categories A/1, A/8 and A/9 are excluded) and to buyers who own no other residential property. One point to watch: the percentage is calculated on the valuation and does not cover the notary and the taxes, which remain yours to pay.

My bank said no: does that change anything?

Often it does. Each lender assesses against its own parameters — length of employment, type of contract, payment-to-income ratio, the nature of the property — and a case turned down at one branch is regularly approved elsewhere. I cannot guarantee the outcome, but I know where to take it and how. The exception is an active listing on the credit register, which no bank will accept.

I work in Milan but I am buying in Brianza: is that a problem?

No, it is the most common situation among my clients. What matters to the bank is the stability of your income and the value of the property, not the distance between the two. I see clients by appointment on Via Borromeo, including outside office hours if you work in the city.
